Old Mission Penninsula

Grand Traverse County Michigan is home to historic Old Mission Penninsula separating both East and West Grand Traverse Bays of Lake Michigan - one of the country's largest fresh water lakes and one of the "Great Lakes" of Michigan. If you have ever had the opportunity to drive North on either Center Road or the scenic route on M-37 which follows West Grand Traverse Bay you will appreciate the fact that this Township has preserved the ecological quality of life that has been an anchor to preserving sustainable beauty and quality of life. The trip will take you such points of interest as Bowers Harbor, the Old Mission Lighthouse and Pyatt Lake Nature preserve plus numerous wineries that have been increasingly successful in recent years. The Penninsulas roots are in the production of Tart and Sweet Cherries and there is nothing more spectacular than the trees in full cherry blossom in the Spring.

Homewaters is privileged to be offering an outstanding home with 375 ft. of frontage of West Grand Traverse Bay along with 95 acres mixed with orchards, natural scenic open space and woodlands. It is extremely private and protected from development through a Grand Traverse Regional Land Conservancy conservation easement on the property. The present owners took this step in order to help protect and preserve the quality of life on Old Mission Penninsula for many years to come. There are tax advantages when you own a piece of Michigan property protected with a Conservation Easement. Michigan Public Act 446 of 2006 eliminates the "pop-up property tax" on the transfer of lands enrolled in a voluntary conservation agreement, also know as a conservation easement. Residences and buildings on the land are still subject to reassessment to the current SEV upon ownership transfer.

This home and property is located just north of Bowers Harbor and the Pyatt Lake Nature Preserve. It is a unique and serene property located in arguably the best location in Michigan. The working cherry orchards are outsourced for production and one could as easily grow vineyards to supply the growing Wine Industry located on the Penninsula. The entire parcel is being offered for $2.2 million. Contact mary@homewaters.net for additional information.
