Congratulations to Sales Associate Shannon Cummings, Clare County's #1 Selling Agent!

Shannon's a great example of what is possible when you pair a truly professional agent who's willing to work tirelessly with a broker who offers cutting edge technology and marketing.  Shannon closed over 100 sides of business for over $6,500,000 in closed sales volume in 2017.  In an area where the average sales price is well under $100,000, this is truly a remarkable feat and we could not be more proud.  Shannon's become the dominant agent on lakes like Budd, Lilly and Lake George while also servicing buyers and sellers of acreage parcels and traditional homes in the region.  Regardless of your needs in Clare County, you owe it to yourself to have a conversation with Shannon.  She's #1 for a reason and we're confident she can ensure you are successful in selling your property for the best price and terms, or finding that perfect spot to call your own.  Congratulations, Shannon! Here's to another incredible year in 2018!  Learn more about Shannon HERE or contact her at shannon@homewaters.net or (989) 339-1326.

2017 in review for Boardman neighborhood- Downtown Traverse City

TACS High School Sailing
The Boardman area of Traverse City has the TART trail running through the Southern edge of this neighborhood, public boat launch access to Boardman Lake, Traverse Area Community Sailing with programs for kids and teens, and some great neighborhood restaurants, cafés and more.  A new local favorite Raduno just opened up in this neighborhood, offering amazing and delicious food. Find a great microbrewery experience with Filling Station, located in a former railroad depot built in 1927 along the shores of Boardman Lake.  The building has a storied history, and a gorgeous view to enjoy great beers, fresh salads, and housemade wood-fired pizzas.  See more about the history of the railroad industry in Traverse City and "ales by the rails" at the Filling Station building here. The Public Library is located within the neighborhood offering a great resource to students and families.

The Boardman neighborhood sits between State Street on the North edge, and Boardman Lake to the South. This neighborhood, with homes along Boardman Ave. and Washington Street, preserves some of Traverse City’s oldest and most ornate homes, many in the fanciful Queen Anne style. The Boardman Neighborhood is a primarily residential historic district, including approximately 174 structures, the majority of them well-maintained Victorian wood-frame residences covered with clapboard siding.

Stats for Boardman Neighborhood
Looking to sell downtown? Now is the time! With high sales prices and a shortage of inventory for our buyers, it doesn’t get much better to put your home on the market! The Boardman neighborhood has seen over a 55% increase in the amount of homes sold in 2017, as well as, a decrease in the median number of days on the market. This means more homes being sold and most selling faster than the year prior! These are all great things but we are still seeing a lack of options for our buyers; so if you have an interest in selling, now is that time to put it on the market. Thinking about your next move?  The next couple of months are a great time to put together a strategy for this new year so that you're poised to take advantage before the snow melts. Check out 510 Depot View condo in the Boardman neighborhood.

Sales Associate Kimberly Kaminski is Once Again The #1 Agent in Houghton/Higgins Lake Area!

Kimberly Kaminski is #1 in Roscommon County

For the second year in a row, Sales Associate, Kimberly Kaminski, finished the year as the top selling individual agent for The Paul Bunyan Board of REALTORS in both closed sales volume and closed units!  2016 was her first year with Homewaters and she started off with a bang by topping all other REALTORS in her area.  All she did in 2017 was GROW her business to over $18,000,000 in annual closed sales!

Kimberly works tirelessly for her clients to ensure they not only achieve their goals, but that the process is as enjoyable and stress free as possible.  What's Kimberly's secret?  She simply outworks everyone else and has an unmatched determination to make sure the job is done right and that her clients are happy.  In a very competitive market full of new competitors and older established brokerages, it's not by chance that Kimberly finds her self at the top two years in a row.  This also makes it four years in a row (2014, 2015, 2016 and 2017) that Homewaters has had the top producing agent in The Paul Bunyan Board of REALTORS.

The Power of One

What's most impressive, perhaps, is that Kimberly has done all of this without the assistance of other agents in her office or a heavy administrative staff.  By taking advantage of the technology offered by Homewaters and just flat out working hard, Kimberly is able to provide a level of service and results that's unparalleled in the region.  She could certainly hire an assistant or partner with more agents to lighten the load but she simply wouldn't feel right doing that to her clients.  The reality is that her clients are best serviced by her.  No one else would take the necessary care or put in the required energy it takes to consistently produce the quality experience that Kimberly can provide.  If you're considering the sale of your property or looking to buy in Roscommon County, or on Higgins or Houghton Lake or Lake James, you owe it to yourself to at least have a conversation with Kimberly about her approach.  We're confident you'll find yourself in the most capable hands in the area and will be well on your way to reaching your real estate goals.  Congratulations, Kimberly!  Thank you to all of the clients that chose to work with Kimberly and Homewaters in 2017!

Learn more about Kimberly HERE or contact her at your first convenience at kimberly@homewaters.net or by phone at (989) 302-2951

A Kalkaska County Passionate Professional Realtor

I have some pretty strong feelings for the beauty and abundance of natural resources in Kalkaska County. I chose to live here 21 years ago beginning on 17 acres with 700 feet of frontage on the Manistee River surrounded by state land in Sharon.  I did not know such beauty existed. I still feel that all of Northwest Michigan is paradise and if you are lucky enough to live here then you are lucky enough.  We are surrounded by 20% of the worlds' fresh water supply and the 90 lakes and 3 rivers in Kalkaska County are an integral part of that water supply.  Some of the cleanest lakes in Michigan are in Kalkaska County. We are indeed blessed and our recreational property owners enjoy bringing their friends and families to Lake and River Cabins/Homes to share their bounty.  We truly enjoy 4 season recreation but our Summers are spectacular with sunrises and sunsets that take your breath away.

I take great pride in my communication with clients and truly enjoy guiding them through the sometimes difficult process of selling a property. I am blessed to work for a progressive brokerage that provides a massive online audience and the best available tools in the industry. This puts my clients at a huge advantage over any competing firm. It's allowed me to sell some of the most exceptional waterfront and recreational properties in the county. If you, or anyone you know are interested in buying or selling in Kalkaska County, I'd be truly grateful for the opportunity to help. I'd also be happy to simply sit down over a cup of coffee and discuss the market. I can provide an opinion of your property's value at no charge or obligation. I look forward to hearing from you soon.
