New Mapping Features

If you're a returning user and have been back to the site recently, you may have noticed the new mapping feature we added for the detailed view of each property. We realized that a lot of users had to leave the site in order to map a certain property. Not only is a map available, but also an aerial image and the option of a hybrid image that overlays the maps on top of the aerial image. Just one more piece of technology added to make our site the easiest and most detailed available for your search in Northern Michigan. We're working on a whole array of other new features that we hope to launch in the spring. Come Visit Us at The Cottage and Lakefront Living Show in Novi

While we've been attending trade shows for years now, advertising your clients' properties for sale and meeting new buyers, this will be our first year at The Cottage and Lakefront Living Show in Novi at the Rock Financial Showplace. All of our agents and brokers will be attending on a rotating basis, so stop in and say, "hello", if you're in the area. The show will feature everything you could possibly need in regards to your home away from home. Boats, docks, log home builders, land stewardship groups, furniture, and of course real estate. As of this morning, Homewaters, L.L.C. is the only Northern Michigan brokerage that will be attending the show. For our sellers, that means you'll be getting unprecedented exposure for your properties. What We're Seeing

As new properties have been hitting the market and we've been talking to our clients, a trend is appearing that will be important for buyers to keep an eye on. Last year, there were a lot of properties that did not sell, but the owners may have put together a transaction if they would have received a reasonable offer. What we're starting to see this year are sellers that are willing to reduce their list price, but are going to stay more firm to that price. It will be important for buyers to recognize this year that a list price may be an extremely attractive number and they probably will not be able to get much movement on their offer. Of course each Seller and their circumstance will be different, but overall, you'll likely be seeing a lot of properties coming back on the market at a reduced price as we get closer to spring. Little Manistee-Hidden Gem of Northwestern Lower Michigan

The Little Manistee River is often times overlooked by many outdoor-minded people due to it's close proximity to the much more fabled and publicized Pere Marquette, or Big Manistee rivers. The "Little River" has fantastic runs of salmon and steelhead and is home to the weir that provides eggs for hatcheries to maintain these fall and spring run fish in all areas of the Great Lakes. In addition to the fantastic salmon and steelhead runs, there is excellent trout fishing as well. All of the major hatches take place on this river and it is not uncommon to trout fish all day and never see another angler. The beauty of this river is amazing and not to mention some of the best water quality in the state for trout habitat. It's close proximity to state and federal land, as well as the town of Manistee makes it a wonderful location for four season enjoyment. This river is an easy drive from Chicago, Grand Rapids, Northern Indiana, Toledo, Detroit Metro area and many other major metropolitan areas.

The Little Manistee Watershed Conservation Council does a wonderful job of helping to better manage this river for quality enjoyment for many years to come. Their website outlines and highlights some of the wonderful aspects of this river and I would urge you to check it out. Many of my clients are amazed at the wonderful diversity this river offers without the high costs of living on some of the other Northern Michigan streams. If you are considering property "up north", I would urge you to take a longer look at this hidden gem. You just might be pleasantly surprised at what a great value these wonderful riverfront properties have to offer.
