All Sports Smallwood Lake is approximately 600 acres and offers boatable water all the way up to Secord Dam. It is 28 ft at its deepest point. This popular lake is formed via the Tittabawassee River system and is long and narrow. It takes in the townships of Hay, Buckeye and Secord Townships within Gladwin County. This lake offers a nice bottom for sandy swimming as well as great fishing. Catfish, northern pike and bass are abundant in this lake. Lakeshore Marina is located right on the water just north of the bridge on M61 and is a great place to stop for gas, water toys or any marine work you might need done.


Smallwood Lake

Located on M 61 near M 30 this lake is located 16 miles from I-75 for easy access. The Smallwood Lake area, also known as the Wooden Shoe area or "The Shoe", has many nearby conveniences including The Woodland Diner, Whitetails Live, Lakeshore Marina, White Star Motel, large gas station/convenience store and party store.  It is also a quick 6 miles drive into Gladwin for more shopping, restaurants, antique stores, grocery store and much more.

I Love!

I was having a very relaxing and highly unusual Sunday morning reading my Real Simple magazine and drinking some coffee.  Sitting on my couch in my jammies flipping through the pages I realized a few things:

1.  I wanted more coffee and hoped the husband would ask before I had to get up.

2.  I wanted to start a "graduation ideas" folder to start throwing ideas into since my son was now a sophomore and 2016 is sure to be here before I know it.
3.  I found a website I wanted to share with you.

I'm taking a wild guess and assuming you really don't care too much about my #1 and #2 concerns so #3 is what I will share more about!  Real Simple featured a blog that was worth bookmarking called .  It has smart advice on installing appliances, easy no-sew curtains to spruce up any room, the latest paint colors, mood boards, inspiring galleries and more.  I decided to visit the site and became immersed in it and could have easily sat there until lunch. But the bring sunny day was calling me outside and I don't get too many days off so needed to take advantage of it!  What I loved is the easy layout of the site and the conversational tone the young married couple writes in...add in humor and their ability to really make you feel like you were part of their home improvement project and its a perfect site.  

I am in no way affiliated with this site, just stumbled across it and had to share.

How Much Do I Offer?

Probably one of the most common questions I am asked and sometimes one that I cannot answer off the top of my head.  Many times it requires a bit of research on my part before I can give you an educated opinion on what I feel you should offer.  That is because I need time to examine recently sold properties and active listings available in the local MLS.  From this market analysis (CMA) and my personal knowledge I can provide insight into the market in general and the specific property you are considering.  These are also important details that should be factored into your offer.  They include:

Market Facts
1.  Price of Similar Properties - with more weight placed on comparable sold properties.
2.  Price Trends - what percentageof list price to sales price is happening in the market.
3.  Absorption Rate - What number of months (or years) of inventory supply is available.  The smaller the number the more competitive the market is for buyers.
4.  Average days on market - because listings expire and many times are listed with another agent I make sure to share the cummulative days on market.

Property Facts
1.  Property Condition - is the property in good condition or will substantial investments be needed to repair.  This also determines how large the pool of buyers is as homes needing work cannot be easily financed.
2.  Lenght of time on the Market - A long time on the market could indicate a slow market, inappropriate pricing or poor marketing or potentially a problem with the property.
3.  Seller's Motivation - a seller under pressure to close a deal may be more receptive than one who can wait until "the right offer comes along" or  a seller who "won't give it away".
4.  Terms - what terms and contingencies must be written into your offer?  Terms that make your offer more attractive include all cash, pre approval for financing letters included, quick closings, few other contingencies and no need for sellers concessions.

Keeping it Simple

It's been a long week and you're looking forward to a weekend on the river. You can hear the trout splashing in the riffles. Your overnight bag is packed and the fly rods are in your truck. With a little luck, you'll be in your waders for the evening hatch. After fishing, the Whippoorwill will signal with a call that it's time to go sit by the campfire and enjoy the stars in the night. Lightning bugs appear in the dark and the loon from nearby Shupac Lake yodels to it's mate. The air has a chill and you know it's time to hit the sack. You started a fire in the wood stove earlier and the cabin is warm and cozy. Your head hits the pillow knowing that it's going to be a great weekend. Keep it simple...enjoy the experience!
