A Rare Glimpse Inside a Northern Michigan Trout Camp

If you're a trout angler, you're likely standing in a fly shop right now or will be within the next 24 hours stocking up for yet another trout season in Michigan.  The last Saturday in April is the traditional opening day of the trout fishing season in Michigan and, for many, among the most highly anticipated events of the year.

I have the good fortune to be a part of a trout camp on The Au Sable River that has been ongoing for four generations of proud fishermen.  Sprouting Pines is a classic log cabin with a spectacular stone fireplace, original Rittenhouse furniture, a huge screened porch, long riverside dock and a collection of some of the finest anglers and friends on the planet.  

Nothing recharges the soul more than a couple of days floating pristine northern Michigan rivers, spending a little time at the card table with good friends and a great scotch, and enjoying incredible food.  The fishing is rarely great as it's still very cold in the water and the trout aren't very active, but it never dampens the mood.

Usually a month or so before opener "The Director" (the camp's owner) sends an invitation letter to each of the guys recapping the year's events and getting everyone excited about the impending trout opener celebration.  In an age of emails, texts, direct messages and the like, receiving a well written, entertaining, personal letter is a real treat.  It's always a great sense of anticipation when that letter arrives and you know that we're getting close!  

Over a period of decades, The Director has collected all of these letters and, with the help of his graphic artist son in law, compiled them into a book, Fishing Stories from the Sprouting Pines Trout Camp that's now available for purchase.  The description from, the site where the book is being offered for sale reads, "Filled with humor, heart, and true angler attitude, Fishing Stories brings the reader into the world of friends & family, camaraderie & competition, boats & barbecues; the world that is fly fishing on the AuSable river."

We're not the company we once were...

I recently had an opportunity to meet with a former client whose Boardman River property we were unable to sell back in 2009.  They reached out seeing that the market is picking up and wanted to give us another crack at it.  I certainly appreciated their loyalty in light of the fact that we didn't achieve their goal during our first listing.  I thought I'd go ahead and do a full marketing presentation for them even though they already knew about our company and who I was as a REALTOR.  The process made me chuckle as I looked back and realize how far we've come in this relatively short window in terms of our marketing and service capabilities.

In 2009, we had been in business 2 years and had built a strong presence in the riverfront market throughout northern Michigan.  I truly believe we provided the best opportunity for, especially riverfront, property owners to sell their property because of our niche focus on the riverfront market and long history of success.  The website was getting about 3,500 visits each month which was phenomenal and well above the traffic of most firms.  We were a great little company.

Fast forward 6 years and we're now getting over 12,000 visits per month to the website viewing over 145,000 pages each month.  We've grown to 12 agents spread throughout northern, central and western Michigan providing us with much greater brand recognition and the ability to service clients in most of the vacation areas in the lower peninsula.  We've built our social media presence to a reach of thousands of potential buyers and sellers with whom we can communicate any message at the click of a mouse.  We worked within the industry to regionalize the MLS systems we use in order to provide broader exposure for our sellers' properties.  All of  these efforts have allowed us to grow our sales dramatically and in 2015 we'll likely close nearly 10 times the sales volume we did in 2009.

What happened to all the listings on Zillow and Trulia?

You may have noticed that and are missing an awful lot of listings.  Yesterday marked the first day that national listing syndicator Listhub stopped sending it's feed of listing information to Zillow Group (owner of, and a number of other lesser known sites).  Listhub is a service that contracts with almost all of the MLS providers throughout the country to push their listing data to sites like Zillow, Trulia, and dozens of others.  They collect all the data and arrange it into one easy to use data feed that the other sites can then use to populate their sites.

Move Inc, who happens to own and Listhub, was recently purchased by Newscorp Inc.  They now had the ability to shut down the primary source of information to Zillow and Trulia in order to bolster who gets a direct feed from every MLS in the nation thanks to an affiliation with The National Association of REALTORS.  that's exactly what they've done.  Some in the industry think that Zillow and Trulia could lose as much as 40% of the listing inventory on their sites due to this move.

Zillow Group is now scrambling to sign direct agreements with individual MLS providers and large brokerages in order to replace the data they lost.  Many brokers and MLS systems see this as an opportunity to fix some of the issues with the notoriously inaccurate sites and make sure that users are put in touch with the listing agent and firm rather than an agent who pays for those leads.  A number of MLS systems in northern Michigan and some large brokers have already signed direct agreements with Zillow Group allowing them to publish their listings under certain parameters that ensure accuracy and that leads will go to the listing agent or firm.  Many brokers and MLS systems have not yet signed similar agreements so the listing information in those areas is simply not going to appear on Zillow Group sites.

What does that mean to the user of these sites?  You may be seeing only a fraction of the available inventory in a given area when using Zillow or Trulia because they're missing a big chunk of data they had just a couple days ago.

That's where we come in!  We feed our site directly from the five MLS systems that we service so the information is always accurate, complete and up to date.  Users visited our site over 12,000 times in the last 30 days alone because they know they're getting the best information in the most convenient way possible.

Zillow Group may eventually be successful in gaining a lot more data back that they lost recently but it's tough to believe they'll be able to get EVERY MLS or EVERY broker to participate.  We'll keep you posted as things progress.  For now, head over to and find out why so many other people use it as their go to source of listing information for recreational and waterfront property in northern, western and central Michigan!
