The Beauty of Torch Lake
Ice has covered most of the lake now, but this photo shows just how beautiful the water of Torch Lake is even if you can't see it from above! While Torch is still among the more expensive lakes in northern Michigan, prices have come down a lot over the past few years. They're starting to creep up in some cases so now may be the only opportunity for many to get on this amazing body of water. Click the image to view all the current listings available on Torch Lake!

Big change on The Boardman River in Traverse City
The Boardman River has been in the news an awful lot lately as the project to remove 3 of the dams along its course moves forward. This is the largest dam removal project in Michigan's history and will return The Boardman toward the top of the list of Michigan's swiftest rivers. The dams were strategically placed in the highest gradient portions of the stream to form ponds that were used to generate hydro electric power. This not only broke up the run of the river for paddlers but prevented Great Lakes fish from moving upstream during their annual spawning runs. With the dams coming out, The Boardman will be among the finest kayaking, canoeing rivers in The Lower Peninsula for those looking to paddle a bit swifter water. In terms of the fishing, there are still a lot of decisions that need to be made relative to the policies on anadromous fish like Steelhead and Salmon that make seasonal runs from The Great Lakes to spawn in the river. The movement of these fish and others that swim into the river from The Great Lakes is currently controlled to a large degree by a weir that is in place just below The Front Street Bridge as well as a fish ladder that is in place at The Union Street Dam which will not be removed but will be modified. Click the logo above to view a website dedicated to information on the project. We'd be remiss if we didn't take the opportunity to share a beautiful Boardman River property that we just listed. Located just upstream of The Brown Bridge Pond, this home will certainly be one of those that benefits from the dam removal project. Currently, a short paddle leads people into the pond and a portage is required to get back into the river below The Brown Bridge Dam. Once the dam is removed, paddlers will be able to enjoy a spectacular float right through the high gradient area that was once covered by the pond and down into Traverse City unimpeded. Extremely private, this property is adjacent to State Land but offers very easy access into Traverse City. Enjoy a brief video of the property. When done, CLICK HERE, to view more details.

Congratulations, Matt Geib, TAAR's Rookie of The Year!!
At the TAAR (Traverse Area Association of Realtors) Installation of Officers and Awards dinner on Thursday evening, our very own Matt Geib was awarded The Rookie of The Year Award. We're very proud to have Matt representing our firm and know this is the first of many successful years he'll have in the industry. If you're looking for a hard working agent to help you buy or sell in 2012, you'd be wise to let Matt throw his hat in the ring! Click his photo to view his current listings, learn more about who he is and quickly search listings in his service area. Great job Matt!!! Here is the text from his nomination for the award."Graduating from CMU with a degree in Entrepreneurship and having been a small business owner prior to joining Homewaters, L.L.C. in October of 2010, Matt has a skill set that is ideal for our profession. An ability to deal with all sorts of personalities, tremendous attention to detail, a creative mind and, most importantly, a tenacious work ethic lead Matt to close $2,050,300 in total sales volume in 2011. While he had a couple of reasonably high priced sales on Grand Traverse Bay, Lake Skegemog and Spider Lake, most of Matt's transactions were those "grind 'em out" sort of deals that must be a part of any successful REALTOR's portfolio. Without exception, Matt was willing to take on even the most unattractive leads and work as hard as possible to turn them into a sale. He raked up the miles in an "I'll take every lead I can get" campaign that resulted in sales all the way from Baldwin to Traverse City to Mancelona.
In addition to having a terrific first year in sales, Matt showed a genuine interest in getting involved in TAAR. He went through Professional Standards training so he could serve on The Grievance Committee if asked to do so. He'll also be serving as The Reverse Mentor to The TAAR Board of Directors in 2012 and has been invited to be a member of the 2012 MLS Committee.
Matt's also proven to be an invaluable resource to our firm. He's constantly trying new marketing strategies, many of which have lead to great success for our other agents and our company as a whole. It never hurts from a competitive standpoint to have an agent like Matt among the ranks either."

Torch Lake Estate Now Even Better!!
It's been a wonderful summer on Torch lake with all the warm weather and sunshine. Earlier this year we listed a spectacular estate including over 900' of prime sandy bottom frontage on the lake's Western shore. Since we listed it, though, the seller has done a fantastic job in finishing off the upstairs living quarters above the garage. Complete with a kitchenette and full bath with beautiful tiled shower, this space provides a tremendous number of options to improve this already spectacular property. A billiards table, ping pong table and poker table would make it a phenomenal entertainment space where family and friends can gather without disturbing house guests who may want a little more peace and quiet. Have kids or grand kids
that you love to death but maybe make a little more noise than you're used to. This is would make an great guest cottage by just adding some beds, a crib and some other furnishings. The property is being offered three different ways. The entire 12 acres and 929' of frontage and beautiful home
The home with 2 acre peninsula and 429' of frontage
Or.. The vacant 10 acre parcel with 500' of frontage to build your dream estate.
Just click each link to view the details on each.
