This a great area and we would consider a home in there, but we are concerned that so many of the homes are for sale at the same time. Is there something going on or wrong with that area?
You are correct that there is a lot of inventory for sale leading to a strong buyers market in the development. There isnt one item that can be attributed to this but rather many small items that can help explain the current real estate climate here.
The lots in this development were commanding a premium at the the time of development, in excess of $100,000 per lot. While the developer was largely successful, they ended up going bankrupt and the last couple lots sold at auction for tremendously low prices. I think this concerned a lot of potential buyers at the time but is now a thing of the past as all lots are privately held now and there is an active association in control.
In terms of the homes in the development, I know a few of the owners and they are all selling for different reasons. Among the reasons are health and personal reasons, none because there is anything wrong with the development or area. Another one of the homes that's for sale was built as a spec house and never sold due to the economic downturn.
In addition to the homes that are currently on the market, there is also new construction going on which is a sign of economic improvement in the area.
