We often convey tales of helping buyers get the perfect property, or sellers finding the ideal buyer for their lifelong home.  Sometimes it's the property that is the big winner and that's exactly the case with Lincoln Lodge.  Located at the confluence of the North Branch and Mainstream of the Au Sable River east of Grayling, the lodge was originally built as a hunting and fishing lodge.  It's an iconic building for those floating the river as the lodge itself is perched high on a ridge overlooking the confluence and Mac's Island. 

 
As with many centennial properties, the lodge had a string of owners and periods of high use and runs of quiet years.  It was surely bustling in the first half of the last century as sports hunted deer, grouse, and turkey between floats in Au Sable long boats chasing rainbow, brook, and brown trout, all introduced when the Grayling disappeared.   Those same chairs they sat in while smoking cigars and telling tales of their days on the water still sit on the screened porch overlooking the river.  More recently it was in the hands of a single owner who spent little time at the property and eventually decided to find the next owner.  It was mostly quiet and both the land and buildings were suffering from deferred maintenance.  It had become a shadow of its former self.  



Last winter, that all changed when, in January, a group of three long-time friends and fishing buddies pooled their resources to purchase the lodge.  I could almost hear the lodge breathe a sigh of relief.  These three are all cut from the same cloth.  Time in the outdoors spent with family and friends  is the priority when they're not working hard at building their own respective businesses.  They're exactly who the lodge was hoping for.  One a restaurateur, another a landscape architect, and the third a custom home builder, they were perfectly suited to bring this place back and have a grand time doing it.  



I've had the absolute pleasure of watching through photo text chains and on social media the amazing transformation of the property that is now teeming with laughter and once again generating lifelong memories for its residents.  The trails are once again alive with evening hikes, afternoon trail rides, and skinned knees.  New fields have been planted to feed the local grouse, deer, and turkey.  A stunning new fire pit overlooking the river is the new home for fishing tales about "Vidosh 20's".  I'm also sure the neighbors have noticed these guys know what they're doing behind a fly rod as they learn each nook and cranny of their newfound  home waters.  Mostly it's the photos of their kids and grandkids that lets you know this property hit the jackpot.  There's no doubt that this property will shape who these families become.  
As the kids grow through their school years, into their working years, eventually find spouses and grow families of their own, I have no doubt they'll always make time to get back to Lincoln Lodge to recharge.  For the parents to be able to watch all of this happen in the coming decades while gathered in the porch, around the fire or in the seat of a driftboat, it will provide an immense sense of pride that their decision to buy this property affected it all.  Congrats John, Donn, and Eric.  Well played...





Congrats also to all of those lucky buyers who found their dream home this last year and to all those sellers who were able to take advantage of the strong market and realize a fruitful sale of their home.  Most importantly, congrats to Lincoln Lodge and all those other properties that ended up in the hands of someone who will be a true property steward and dive in making memories while putting in the work to help them realize their true potential.

Living Large on the Little Betsie




Vacant river parcels are hard to find, especially larger parcels with expansive direct river frontage. If this is what you've been searching for, look no further as I’m representing 22 acres with over 1300’ of frontage on the Little Betsie River. The hunter walking trails will provide an easier walk for those looking for it. Of course, you can always make your own adventure by taking off through the woods and walking through the brush and trees." Platte River Relaxation







The Platte River flows gently with easy gradual meanders. Riverfront Options



Vacant river parcels are hard to find, especially larger parcels with expansive direct river frontage. Look no further as I’m representing three separate Betsie River parcels that can also be sold as one larger tract. Each individual parcel has its own separate tax identification number which means that each can be developed with a home. The guidelines associated with splitting land in Homestead Township were changed several years ago, and these parcels were split prior to the new zoning ordinance, thus a buyer can develop an individual three-plus acreage parcel or own all three parcels as one. I always say, in the real estate business it’s nice to have options, and with Betsie River ownership you would have a blank slate to live your river dream, while fishing for coho, chinook, lake-run browns, steelhead, and more. When fishing below Homestead Dam you will find the highest concentration of anglers, which is why I prefer to take clients to more secluded sections of the river. Regardless of where you fish the steelhead and salmon in this size river, you will find that landing them is challenging, adding to the experience."


When up north in Benzie County, take County Rd 669 (North of Thompsonville) south to a left (east) turn on Wallin Rd to another left onto Reynolds Rd, to the bridge and check out the fishing.  While there, take a look at this amazing vacant parcel.  This is a large 10+ acre parcel with over 900' of Betsie River frontage. The 10 acres has been split into three separate 3 acre parcels with 300' river frontage each. Each is being sold separately at $65,000; or as one 10 acre parcel at $165,000. Fishing the Betsie River

The Betsie river is one of two major river systems which flow through Benzie County. The following information from Ted Kraimer of Current Works guided fly fishing trips is an informative summary of the characteristics of the river:


"The Betsie River is located in Benzie/Manistee Counties, 30 miles south of Traverse City, and is most known for its steelhead and salmon fishing. The river itself has a mix of sand, gravel and clay bottoms, and the depths vary from long shallow flats to short, deep, cool holes for fish to hold in.The river is anywhere between 30 and 60 feet wide and is relatively easy to wade when using common sense. The Betsie River flows from Green Lake to Frankfort and offers anglers some of the finest salmon and steelhead fishing in the northern Michigan."

While trout fishing is not its strong suit, the trout season opened last week, and the migratory seasons of late August through early May are prime for steelhead, lake-run browns, coho, and chinook.

"Because of the watershed’s composition, the Betsie River can be easily affected by rain and run-off, and this impacts the fishing. While these surges of water “muck-up” the fishing for a while, it is the catalyst that brings more migratory fish into the river — take the good with the bad.
