Duck Lake & Green Lake 2010 Review

Located on the southwestern corner of Grand Traverse County and within the city of Interlochen (home to the nationally acclaimed Interlochen Arts Academy), are all-sports Duck and Green Lake. Although these two popular lakes also showed signs of struggle in 2010, they ranked one and two on the four lakes (Long Lake, Silver Lake, Duck Lake Green Lake) that I service.

Green Lake saw the highest percentage of properties sold at 27% (7 of 26), leaving the least amount of inventory on the market (3.7 years) and a median price of $260,000, the second highest. There are currently 11 properties on the market ranging in price from $196,750 to $645,000.

Duck Lake saw 21% of their properties sold (8 of 39), leaving 4.92 years of inventory on the market, with a median price of $242,500. Currently there are 17 direct lakefront properties to select from with prices ranging from $295,000 to 1,025,000.

The 2011 market is unpredictable at best, however, there are some positive signs. Returning properties to the market are at an improved price! I sense that if homeowners continue to price their properties according to the market, we may see a slight upswing in interest, offers and ultimately SOLDS!

Lackluster Year for Silver Lake

2010 proved to be a trying year for homeowners on Silver Lake. Of the four area lakes I service, Silver Lake suffered the most woes. With the second highest amount of available properties for sale (52), it had the lowest number of sales (4), leaving a whopping 13 years of inventory on the market!

Having personally listed and sold two of the four listings, one for full price and the other for 96% of list price, I can honestly say that pricing had everything to do with successfully selling these properties. Putting the "perceived value" to bed and awakening the fair market value proved to increase activity, reduce the days on market and most importantly produce a sale, allowing the homeowners to move forward.

Active properties have diminished from 62 to 30 and are available in all shapes, sizes and prices ($74,000 to $1.49 million); proving there's something to fit every budget. With the hint of spring we are starting to see an increase in inventory with some "expired" listings re-entering the market as well as first time offerings. Only time will tell how 2011 will shake out. However, my opinion is that if perceptions and prices remain unchanged, homeowners will find their properties added to the mounting list of inventory and staying put rather than moving on.

Keeping our customers even more informed through Facebook

The use of Social Media for driving business and engaging customers once they're there is nothing new. We began making use of this blog in 2008 and later stood up a Facebook Company Page and Twitter Account for Homewaters, L.L.C.

Since that time, however, Facebook has stood out to us as the most widely used and most effective way to communicate with our customers. It has grown at an alarming rate, reaching 500,000,000 users last summer and overtaking Google as the most used site in The U.S. last March. I personally get a lot of my daily information from friends and pages I follow on Facebook and have found it an invaluable way to stay in touch with family and friends around the world. I'd like to thank the more than 500 people who "like" The Homewaters Page. We're striving to keep the content useful to anyone who is passionate about the waterways of Northern Michigan and the properties that line their shores.

In an effort to drive even more directed information, we are in the process of standing up and populating a whole series of other pages that are pertinent to specific markets we service. PreQualifed Buyers

2011 is starting out to be the best year ever for Buyers of Real Estate. It is expected that Foreclosures will peak this year and mortgage rates are still near historically low interest rates. Most Buyers today are on the internet for many months watching home prices, getting to know the market they are interested in purchasing, watching new listings come on the market and watching great deals come and go. When they are finally ready to contact a Realtor, one of the first questions they are asked is whether or not they are "Prequalified with a Bank or Mortgage Company?"
Unless you are paying cash this is an important step that must be completed before you get serious about looking at homes. When that really good deal shows up on the market and you fall in love with the property, you need to be prepared to make a bona fide offer to the Seller. Sellers these days will not consider an offer "subject to Buyer receiving favorable financing".
Your Realtor can provide you with Banks and Mortgage Company contacts so that you can schedule a meeting with them. They will go through your credit history, job security, income, debt ratios and determine what best type of mortgage and how much you qualify for so that you now are empowered to make an offer on the home of your choice when you find it. Mortgage lenders are terrific at pointing out small things you can do to qualify such as paying off credit card debt or adding some more to savings.
Don't miss out on an opportunity - get the mortgage prequalification and call your Realtor who will keep you up to date on all listings as they come on the market so that you are ready to Buy when that perfect spot becomes available.

Buyer vs. Buyer

Yes...it's still a buyer's market and has been for a few years now. But some buyers have experienced disappointment when a really good deal got away. That's because some buyers are  still waiting for prices to come down when in reality there are great deals being snatched up at list price or slightly less.

With good inventories available, sellers that price right will benefit from closed transactions quickly. Some properties are beginning to turn shortly after being listed. I've recently seen properties that have had accepted offers from buyers within a week of going on the market.

With sellers having to compete with sellers to be visible in the market place, buyers will need to start competing with buyers to be first in line for that great deal!

2010 In The Rearview Mirror - Long Lake


For generations, Long Lake has long been sought after for its beauty, size, fishing, vast water activities and its close proximity to Traverse City. Despite its overall popularity it has not been immune to the housing market decline; and the 2010 numbers show the struggle.

With a total of 69 properties for sale, only 12 properties found buyers - leaving 57 properties on the market at years end AND 5.8 years of inventory! Not a healthy market by any means, however, Long Lake did fare better than some other popular area lakes.

Currently there are 29 active listings (private & shared frontage) on the market, down from last year, but this is not unusual for this time of year. Prices range from $300,000 to $4.2 million so there is something for everyone! Look for additional properties to hit the market in March/April when the "snow birds" return and the first signs of spring sprout. Real estate is still a good investment and there are deals yet to be had.

As much as we'd like to leave 2010 in the dust, the dust won't be settling anytime soon. All indications point to more of the same in 2011. We haven't fully rebounded, but I feel we have reached some level of stability and I'm optimistic we're on the road to recovery.
