The good and the bad about Zillow and Trulia


Everyone loves to search Zillow as a means to check up on the real estate market, see what’s out there, or even get their home’s value. And we get it, it’s easy to use and has great filters, but there are a few catches.  As REALTORS® we get so many clients sending us homes from these sites and many of them are already under contact (having an accepted offer) or sold. Clients are really excited for what is out there and leaves us, as agents, to give them the bad news.
When looking to learn the value on your home through it's Zestimate, it can sometimes be very exciting to see, however, they are not always a good representation of what the market value of your home really is. Zestimates are calculated using public and user submitted data that can change daily and don't always accurately reflect the market conditions in the area. What to do to get a more accurate value of your home before you sell: contact a real estate agent for a Competitive Market Analysis (FREE) or contact an appraiser (potentially costly).
Zillow and Trulia are great places to start your home buying/selling process, but as one of the biggest investments of your life it is important to get the best information on the market from a local real estate professional. Some great online resources with more accurate information on properties are realtor.com and our own homewaters.net. HomeWaters' website makes it easy to search by area, price, and home type, but the unique feature is the ability to search by body of water, just with a click of the lake or river.
