Did I mention the trout?  Located at the top end of the flies only water, there are a ton of different hatches to get the fish feeding on the surface.  Broad riffles and deep, stump-filled holes, are home to some truly trophy sized trout.  You may have to pull streamers in the rain or stay up all night dragging mouse flies to get them outside of the hex hatch but it will be worth losing some sleep.

A lot of updates have been done and the property is turn key and ready to use today.  The bathrooms, kitchen and some other spaces are original "vintage" decor so you may want to do some aesthetic updates if you're one of those fancy pantsed people who need that kind of stuff.  The nice thing is that the setting and property will make any additional investment a wise one.
