Ideal Au Sable Lodge, New to the Market!!

When it comes to prime riverfront properties, there tends to be a fairly large hole in the middle of the market.  At the entry level you have modest cabins that might need a little work and have relatively small parcels of land, but are perfect for a simply fly fishing getaway.  These are the ones that typically get gobbled up as more buyers are in these lower price points.  At the top end you have exceptional large homes and lodges, some with huge historical value on large parcels of acreage with tons of winding frontage.  When these become available, they can still garner very high prices due to their exceptional nature.  What can be very tough to find is a good sized cottage or home that's very well built, with  a handful of acres to provide privacy, located on the best stretches of water that's priced somewhere in the middle.  Well one just came up!  Located in the heart of the Au Sable Holy Water stretch between Stephan and Wakeley bridges, this terrific lodge has everything you could want in a weekend family getaway or retirement property.

At 4.4 acres with over 400' of frontage, it's a great sized parcel that offers terrific privacy from neighbors.  The setup is perfect.  The main house can accommodate plenty of family and friends and the living quarters above the barn are ideal for those who want to stay up late without bothering everyone else.  The fishing here is as good as it gets.  You'd have a hard time building a better stretch of water if you were a trout stream architect.  Broad gravel riffles alternating with deeper outer bends and plenty of structure provides ideal habitat for resident brook and brown trout.  The most notable feature of the fishery here is the breadth of different insect hatches that bring trout to the surface.  Everything from tiny Tricos to huge Brown Drakes and all the mayflies in between will pop here at various times of the season and sometimes a bunch at the same time.  Great caddis hatches and good numbers of stoneflies make for a truly exceptional dry fly fishery.
