Saying Goodbye to an Amazing 2012!

As I look back on 2012 and forward to 2013, it's hard not to feel an immense sense of pride about Homewaters, L.L.C.  I may be partial, but I honestly believe we have the finest collection of Agents and Brokers in northern Michigan.  Without exception, the agents and brokers who represent our brand are among the most professional, hard working and ethical people I've had the pleasure of working with.  It was great to see nearly every one of our sales associates achieve their highest sales volumes in their careers in 2012 and to see it done with such integrity.  Thank you so much to each and every one of our agents and brokers for wearing The Homewaters logo with such pride.  We couldn't be more proud to have each one of you on our team.

Thank you to all of those clients who have chosen to entrust their real estate transactions to Homewaters, L.L.C.  We're very lucky to have been able to participate in over 200 transactions in 2012 and guide many people through the largest single investment they'll make in their lives.  We're fortunate to be able to help so many find their own piece of northern Michigan and enjoy the fantastic lifestyle that comes along with it.  Thanks to you we sold over $30,000,000 in real estate in 2012 which makes it once again our best year in business.

Gladwin, Michigan is an area popular for its scenic lakes (including Wixom Lake and Secord Lake), plentiful state land, quaint parks, Amish communities and down town shopping. Gladwin is primarily a second home/resort community due to the amount of waterfront homes. Gladwin, Michigan has real estate to accommodate every buyer from very affordable cabins to luxurious homes. Here are the latest real estate market conditions for Gladwin, Michigan and the surrounding areas of Beaverton, Harrison, Clare, Rhodes, Bentley, Wixom Lake and Secord Lake. In November I had 7 closings and currently I have 7 pending.....sales continue to be strong!!

The Clare/Gladwin Board of Realtors currently has 854 homes for sale through the Multiple Listing Service (MLS) and 62 of those were new to the market in November. The number of new listings is 30 less than last month. The average asking price of the homes currently on the market is $103,996 and the average days on market for those homes has been 290 days. These stats are only slightly different than they have been the last 3 years clarifying my theory that the Gladwin, Michigan real estate market conditions are stable! Residential asking prices range from $7,500 - 950,000.

During the month of November we saw 42 homes sell/close in the area. This is 22 less than in October, demonstrating the beginning of our "off season". The average asking price was $90,842. The average sales price was $82,468 and the average days on market for these homes was 237 days. The average days on market is 19 days less than last month. The sellers received an average of 89.7% of their asking price.

In Gladwin 88 homes expired from the market unsold in November. The main reason homes don't sell during their listing period is that they were priced incorrectly for the real estate market conditions and or condition of the home. In any market it is imperative that a listing be priced as competitively as possible for its condition in order to have the best chance of selling. Secord Lake is an approximately 2,000 acre serene and picturesque all sports lake,inside Gladwin County and located in Gladwin, Michigan. Lake Lancer & Lancelot offer 1,000 acres of water fun with Lake Lancer at 780 acres and Lancelot at 230 acres. These two lakes are private and are for residents of Sugar Springs, a planned community with over 3,200 platted acres. There are 15 private beach clubs along the shores of the lakes for association members only. Some of the beach clubs offer restrooms, showers, swimming, picnic areas and boat launches. A Facelift for Homewaters, L.L.C.!

In the coming months, we'll be making some changes to the look and feel of our branding.  We're in the midst of a complete rebuild of our popular website, www.homewaters.net, after 5 years of enormous traffic growth.  We expect to launch the new site in late February.  We're taking everything we've learned and are adding a lot of functionality that wasn't possible under our older format.  We've also changed the look and functionality of this blog, as you've probably noticed.  We've grown from just 3 agents in 2007 to 10 full time agents servicing most of northern Michigan.  Our first year we closed around $8 million in sales and we just topped $30,000,000 for 2012!  It's time we take the next step in our development while still focusing on those traits that helped ensure our success.  Limited listing inventories, waterfront focus, hard work, and building personal relationships.  Thank you so much for working with Homewaters, L.L.C. we hope you'll find the upcoming changes even more helpful in your process of buying or selling your property in northern Michigan.
