It's been interesting in the last few years to get calls from buyers expecting to find unbelievable properties at bargain basement prices. With all the media reports and the reality of a declining market, I can understand some of these requests. We'd get a call from a buyer looking for a log cabin on hundreds of acres with river frontage for around $200,000. The next step was to educate the buyer that, while the market has declined, the best properties are still selling for reasonable dollars. I did, however, list a property recently that actually met the needs of buyers like that including the price point! Located just southeast of Gaylord there is a development called Ram Nek Ranch. It was developed decades ago when it wasn't uncommon for people to get together and buy a large tract up north for their vacation/hunting property. The concept was simple, create 18 private parcels along a section of the headwaters of The AuSable river where each family could build their own cabin.
