It's been interesting in the last few years to get calls from buyers expecting to find unbelievable properties at bargain basement prices. With all the media reports and the reality of a declining market, I can understand some of these requests. We'd get a call from a buyer looking for a log cabin on hundreds of acres with river frontage for around $200,000. The next step was to educate the buyer that, while the market has declined, the best properties are still selling for reasonable dollars. I did, however, list a property recently that actually met the needs of buyers like that including the price point! Located just southeast of Gaylord there is a development called Ram Nek Ranch. It was developed decades ago when it wasn't uncommon for people to get together and buy a large tract up north for their vacation/hunting property. The concept was simple, create 18 private parcels along a section of the headwaters of The AuSable river where each family could build their own cabin. Give each of those 18 parties an equal interest in the surrounding 326 acres and the large private lake on the property so everyone could share the cost and enjoy what otherwise would be out of financial reach. Historically these properties sold within the same family or before they ever hit the open market.
