The number of new listings is 30 less than last month. The average asking price of the homes currently on the market is $103,996 and the average days on market for those homes has been 290 days. These stats are only slightly different than they have been the last 3 years clarifying my theory that the Gladwin, Michigan real estate market conditions are stable! Residential asking prices range from $7,500 - 950,000.
During the month of November we saw 42 homes sell/close in the area. This is 22 less than in October, demonstrating the beginning of our "off season". The average asking price was $90,842. The average sales price was $82,468 and the average days on market for these homes was 237 days. The average days on market is 19 days less than last month. The sellers received an average of 89.7% of their asking price.
In Gladwin 88 homes expired from the market unsold in November. The main reason homes don't sell during their listing period is that they were priced incorrectly for the real estate market conditions and or condition of the home. We're taking everything we've learned and are adding a lot of functionality that wasn't possible under our older format.
