Spectacular AuSable River Bed and Breakfast

We've had the fortunate opportunity to represent some truly spectacular properties over the years on The AuSable River. These include The Barbless Hook, the site of Trout Unlimited's founding in 1959, The former Mason property on The South Branch, and Rayburn Lodge, a fully restored 1920's era log lodge that is currently one of the only operating Bed and Breakfasts on The AuSable River. These properties may become available for sale once in a lifetime literally. For some lucky soul, however, Rayburn Lodge is once again available for sale and can be theirs! This spectacular 5 bedroom lodge was moved to its current location from the former estate site of 1,500 acres closer to Grayling. It was moved in one piece which made for some terrific photographs. It's now situated on nearly 13 acres with 333' of prime frontage on The AuSable River's "Holy Water" section which is regulated as flies only and catch and release only.

An enormous great room with towering stone fireplace and exposed log rafters is the centerpiece of this incredible structure. Other rooms include a billiards room with complete bar, a den for tying flies or small group gatherings, a large riverside sitting area, and a private dining room with indoor grill. Upstairs there are two large bedrooms at either end connected by Jack and Jill bathrooms. A large master suite overlooks the river on the South side of the building and has it's own private bath. Every room leads out to a cantilevered walkway that looks down on the fireplace and great room. A detached 3+ car garage provides plenty of space for vehicles, toys and river boats. There's even a one bedroom caretaker's cottage that is ideal for guests who need more privacy or for the Inn Keeper to stay while the lodge is full.

Zoning does not allow for new commercial ventures along the river, so the special use permit allowing for the B and B is extremely unique. It would be great to see someone purchase the property and share it's amazing charm with visiting guests, but it would also make an exceptional private residence.
