How much land should be Government owned?

There has been a lot of debate lately centered on exactly how much land should be owned by a government entity rather than privately held. I really wanted to get some opinions on this issue from those that follow our various communications. Here are a couple of recent articles on the subject including a recent major purchase on The Manistee River by The State of Michigan and a proposed law limiting the amount of land The State can hold. Please take a second and let us know your thoughts on this issue.

One side of the argument is that, especially in our state, there is already a tremendous amount of publicly owned property. If municipalities continue to aggressively buy more property, it will certainly drive up values as less private land is available for sale putting the dream of private ownership out of reach for many.

The other side of that coin is that all of the citizens of The State get to enjoy publicly held lands regardless of their income level and that is a great thing!!

Winter House Hunting

Are you planning on being up north to look at property? If so, keep in mind that although winter got off to a slow start...it's now here! We've gotten lots of snow and there's more on the way. One thing to keep in mind is the importance of staying warm when out for a day of house hunting.

With some of our properties being vacant, a cabin or house might feel colder than outside. Often times visitors are required to take their boots off at the door and that means cold floors! The best remedy is to make sure you're wearing a good pair of heavy winter socks, possibly with a lighter inner sock inside. Another tip...don't be shy about bringing a pair of slippers that can be easily slipped on and carried in a purse or day pack. Winter boots are a must and the higher the better as you may find yourself trudging through some deep snow. I find that a slip on boot or one with a zipper entry makes life more convenient and avoids the annoyance of laces. If your day consists of multiple showings, you may want to bring a thermos with something warm to drink and a high energy snack.

Whatever your plans are, be prepared to stay warm and comfortable. Believe me, it makes the experience of house hunting much more fun! And by the way...

Assessing Your Home's Real Value

There's a famous cartoon I've seen circulate among the Real Estate Professionals that shows what a given property looks like through the eyes of the various parties involved in a real estate transaction. The Seller, of course, sees their home as a castle. The Buyer sees it as a small cottage. The Assessor sees it as a mansion. The Appraiser sees it for what it may actually be... These are all natural carnations with Sellers being emotionally tied to their property and most Buyers simply looking for the best deal possible. Our goal in any transaction is to hopefully bring the parties together so everyone feels they've somewhat reached their goals. Most Sellers are truly willing to sell for a fair market value and most Buyers are willing to pay that fair market value. It's coming to that agreeable number that gets in the way sometimes.

One tool can be the SEV (State Equalized Value) on the property. The problem with SEVs is that they are purely objective and are generated solely with data about other sales. Most Buyers fall in love with a home or choose which one to buy based on the more subjective features. How the home is situated on the land, the quality of the view, the setting relative to the water, the architectural character, etc... None of these factors are taken into account by the average Assessor as it would be impossible for them to look in such detail at each property in their Township or County. For this reason SEVs can be very inaccurate. I once did a study for a buyer client who was convinced the SEV was "law" on value on The Manistee River. I pulled up the 8 most recent sales and compared their sales price to the SEV at the time of the sale. The difference ranged from 32% below SEV to 28% above SEV! Hardly a consistent source of reliable market value.

The best way to determine the true market value of a given property is to compare it against the most recent sold comparable properties that are available. This is what a licensed appraiser does and that is what opinion the lenders rely upon. Even Appraisers, however, are held within strict constraints in terms of adjustments from one property to another. This creates problems especially with very unique properties. If you're looking for that one of a kind showplace, know going in that you're not going to likely find any comparable properties to help you in determining price. That's exactly why you're likely drawn to that particular property.... it's one of a kind!

List with a Chickadee

There's been a movement in Michigan over the years about whether The Robin ought to remain The Michigan State Bird. After all, Robins only stay here during the warmer months and head south during the winter. Hardly seems very "Michigander". The most popular alternative choice seems to be the Chickadee. This hearty little bird not only stays through the hardest winter months, but is as bold and resourceful as they come. I'd definitely cast my vote for The Chickadee if given the choice.

What made me think of this are the large numbers of Michigan Realtors who head South for the winter. At Homewaters, we're attending trade shows, redeveloping the website, formulating new marketing strategies and pouring over statistics from last year to help us be as effective in the following year as possible. I don't know how we could possibly do justice to our client's if we weren't even in the state for a portion of the year. When you're deciding which firm or which agent you'd like to work with, give some thought to whether a Chickadee or Robin is going to give you the best chance of a sale.

Market Prediction for 2012 in Northern Michigan

Every year, we take the winter to break down statistics and conditions from the previous year in an effort to predict what may be coming up in the next year. We predicted that 2011 would see some leveling off of prices and even a slight increase in others. While we did see that occur in various markets we also saw some prices continue to decline which we did not expect. Here's a break down of what we believe to be the factors that will affect the 2012 Northern Michigan Recreational Real Estate Market.

Election Year Politics
Election years have historically been down years for both the stock market and real estate market which tend to trend along the same lines. The election cycle in 2008 lead to the largest decline in stock and property values in decades. The big factor then was the fact that real estate prices were still inflated and investing in property did not seem to be a strong alternative to having money invested in the stock market. With the drop in prices since that time, we're now in a much better position relative to the stock market. If the stock market begins to decline, we believe we'll see a lot of investors move their money into real estate and take advantage of those lower prices.

Baby Boomers
2011 marked the year that the first baby boomers hit 65 years of age. This generation continues to make up a larger and larger percentage of our buyers and it's the markets that they're keying on that are faring the best. Low maintenance homes with single story floor plans on or near the water in communities with amenities like shopping, dining, and health care are the prime targets. If you're in this category, don't expect to find rock bottom prices. It's becoming more competitive each year and will continue to become even more so as more Boomers retire. Our advice is to get your property now if you're looking for something with those features, especially in communities like Traverse City, Petoskey, Charlevoix, etc... We're at the leading edge of the next big boom in those communities we believe.

Vacation Properties
We did see a bit of an increase in the number of buyers looking for cabins and cottages to be used solely as weekend and vacation getaways. This was the segment that fell off so dramatically as the economy plunged downward. This is one of the reasons that properties in the more rural areas have fallen more than those closer to city centers. There simply weren't as many retirees looking in these areas due to the lack of amenities and there was so little confidence in the economy that there weren't many people willing to stick their neck out for a property they really didn't "need". Over the past few years, it appears many individuals have been much more fiscally responsible and now find themselves in a position to make a purchase of this sort. Pair that with some incredibly low prices and the ingredients are right for an upswing. We think the election year may hold things back a little bit for these buyers, but the pure vacation market should be at least as good as it was in 2011. We're looking to 2013 for the next real boost for this segment. If you're a buyer, 2012 could be your best opportunity to get in at "the bottom".

The Real Reason for Buying
After having said all that, we think it's essential for each buyer to look at their own situation and determine the real reason they are considering buying in Northern Michigan. If it's solely a financial investment, then you may be more inclined to sit on the sidelines and see if these predictions come true. If they do, you'll likely have only missed "the bottom" by a little bit. If, however, you're considering buying in Northern Michigan so you and your family can spend time together away from the daily grind of school and work thenwhat are you waiting for? The kids aren't getting any younger and neither are you. Even if the market falls a little bit more over the next year or so, who cares? You'll be among the lucky individuals who gets to share the incredible lifestyle that comes along with Northern Michigan and that will mean more to you in the coming years than anything else you could have done in 2012.

Old Man Winter can be a Buyer's best friend

There's a saying that goes, "When the wind is from the East, the fish bite the least". It speaks to how weather has a dramatic affect on the moods of fish. The same holds true for people. When searching for vacation properties in Northern Michigan, you may have no better friend than Old Man Winter. Just like boats, the best time to get the most for your money in terms of a vacation property in Northern Michigan is late fall and early winter.

Sellers don't want the additional cost of carrying the property through the winter months when they're most likely not using it. Many cottage owners view their vacation property as a bit of a burden in the winter and assume there just isn't going to be much interest from buyers until spring. While that may have some validity, the smart buyers have made a New Year's resolution to team up with Old Man Winter and make sure they have their spot on the water before the ice melts.

As we approach March, thoughts turn to spring and the impending melt that will surely usher in more buyers. That puts a lot of optimism in the minds of sellers that the buyer for their property will likely be coming to tour their home soon. This makes them less likely to be as aggressive on price and terms as they might otherwise have been during the dog days of winter in January and February. If you're serious about 2012 being the year you and your family find your own Home Water, now is the time to locate it and make the offer that will get you the most bang for your buck!!

Spectacular AuSable River Bed and Breakfast

While I know plenty of people out there are happy as can be that we've not had any significant snow yet, most of those I've been talking to are ready for some white stuff!! With the colder temperatures coming in, most of the local ski hills have begun making snow and some are talking of opening as soon as this weekend. There is a forecast for a few inches Thursday into Friday which will at least have it looking a little more winter like up here. I figured I'd change out the front page photos on the site, www.homewaters.net in the hopes a more wintry feel would maybe spark some snow mojo. . Also have been thinking of this great little cottage we have listed on a piece of acreage just East of The Blue Bear Snowmobile Trail in Kalkaska County. Very cute place on Rattlesnake Creek, a tributary of The Manistee, with a huge garage and workshop in which to wrench on sleds. At only $119,900, it's a great price too. How Much are the Taxes?

This is a question I get asked a lot! Often times before Buyers even explore a new property, they want to know what the property taxes are. And, while it may be of interest, it's more important to ask..."what will the taxes be on this property?"

When you buy a property in Michigan, the taxes become "uncapped". The property is re-accessed at the new purchase price and a new SEV (state equalized value) is established. Generally, this new SEV also is the new taxable value. Future taxes will be established in accordance with Proposal A, which was approved on a statewide ballot in 1994. Proposal A limited the yearly property tax increase to be equal to the lesser of the general price level (Inflation Rate Multiplier) or 5%. Further, the rate will be determined on whether the property is a primary residence( homestead) or additional residence (non-homestead).
