A Good Market in Northern Michigan

A big part of our job for customers is to educate them on the true status of our market in Northern Michigan. Conditions can vary greatly from one area or body of water to the next, but overall, we're seeing a much better market than other areas of The State. Too often buyers are relying on stories in the media to gauge what they'll be able to get within a certain budget. The market doesn't care what the media says. It will always be driven by what a given buyer will pay for a given property. The number of new listings is up by 35 listings. The average asking price of the homes currently on the market is $123,334 and the average days on market for those homes has been 269 days. These stats are only slightly different than the last 20 months clarifying my theory that the Gladwin, Michigan real estate market conditions are stable! Residential asking prices range from $6,490 - $1,900,000.

During the month of July we saw 44 homes sell/close in Gladwin, Michigan. This is 12 less than in June. The average asking price was $67,093. The average sales price was $59,154 and the average days on market for these homes was 230 days. The sellers received an average of 88.17% of their asking price. The average days on market is 46 days more than last month.

In Gladwin 47 homes expired from the market unsold in July. The main reason homes don't sell during their listing period is that they were priced incorrectly for the real estate market conditions and or condition of the home. In any market it is imperative that a listing be priced as competitively as possible for its condition in order to have the best chance of selling. 3.8% Tax on Real Estate in 2012?
